Landlords expect some normal wear and tear during a tenancy. Things like slightly worn carpets, small marks or faded furniture are usually considered normal.
But actual damage is different. You can lose part of your deposit for:
- Broken furniture
- Stains or burns

- Missing items
- Damage caused by neglect
Before moving out, compare the property against the inventory from when you moved in.

- Empty and clean the fridge freezer
- Remove rubbish from bedrooms and hallways
- Wipe down kitchen surfaces and cupboards
- Vacuum floors and clean bathrooms
- Check behind beds, desks and wardrobes
If you’re sharing with housemates, organise a cleaning plan before moving day rather than leaving everything until the final evening.
A property left dirty can easily lead to cleaning deductions from everyone’s deposit.
Returning Keys and Getting Your Deposit Back
Before you leave, make sure all keys, window locks, fobs and parking permits are returned properly.
Lost keys or missing access fobs are one of the most common charges landlords deduct from deposits.
Once you’ve moved out, your landlord or letting agent will normally inspect the property before releasing the deposit. If deductions are proposed:
- Ask for a breakdown in writing
- Compare it against your photos and inventory
